Q: I just received notice HMA filed bankruptcy what do I do?
A: The owner will need to file a 'proof of claim' with the bankruptcy court for any amounts they paid HMA Sales for an up-grade or Sampler package. The address to the Court and case number are on the bankruptcy announcement they received in the mail.

Q: How does HMA Sales bankruptcy effect my timeshare?
A: If you had attempted to be up-graded from a Right-to-Use member to a Deeded owner, your transaction will not be completed. You will be reverted back to a Right-to-Use member with all rights and privileges restored.

Q: Will I get my money back for what I paid HMA Sales?
A: Each owner who paid HMA Sales will have two opportunities to retrieve the monies paid. The first will automatically take place through First American Title who will be refunding each owner whatever they had placed on deposit in escrow. Any additional monies paid to HMA Sales will require the owner file their Proof of Claim with the bankruptcy court.

Q: Is the Royal Resort bankrupt?
A: No, the Royal Resort was purchased by a new developer and HMA Sales was terminated from the project. Both Owners Associations are financially sound and continue to enjoy all their rights at the property.

Q: Who is operating the Royal Resort?
A: Trading Places International was selected by the new owner to manage the entire hotel. Trading Places continues to manage the Right-to-Use and Deeded Owners Associations.

Q: If I need specific information who do I contact?

Q: When is the annual meeting for the Owner Associations?
A: The Annual Royal Vacation Suites Board meeting will be held in Las Vegas on Saturday October 25th, 2008.

Q: Will the "Tower" be built at the Royal?
A: It is unknown at this time what plans the new owners of the hotel have in mind. Once a final determination has been made the Board of Directors will be notified.

Q: Should I sell my timeshare to "Royal VIP" or "Travel to Go"?
A: The option to sell your timeshare remains with you the individual owner. It should be noted however that Royal VIP & Travel-to-Go are both operated by the former developer of HMA sales whom recently declared bankruptcy. As with any property decision we advise owners do their diligence before making any decisions. If you have certain questions regarding a 'sales pitch' you're always welcome to call Trading Places.

Q: Is the Royal going to be demolished soon?
A: As indicated in previous inquiries, no one knows what the future holds for the Royal Resort. Once the developer has determined what his interests are we will communicate to your Board of Directors.

Q: Has the new owner decided to "flip" the property?
A: No decisions have been made as to any actions by the new owners.

Q: When will we see gaming return to the hotel?
A: Given the history of the former developers and the new rules applied to gaming licenses, this has been a difficult task. We do however expect to have a restricted gaming license.

Q: What's happening across the street where the Stardust was?
A: A multi-tower mega complex is being built by Boyd Gaming, called Echelon Place, and is expected to open in 2009 or 2010.

Q: Who is the new owner of the Royal?
A: Golden West Properties of North Hollywood, California.

Q: If I was a Right-to-Use (RTU) owner and tried to convert to Deeded, but have not yet received my Deed, am I still a RTU owner?
A: Please contact TPI at 866-218-2793 x203; you’re most likely still a RTU owner.

Q: What if the new owner tries to sell the property, how does that affect us owners?
A. New buyers would have an obligation to the existing 5000 owners. We can only be dissolved as an association if 75% of members in-good-standing vote to do so.

Q: In the budgets I often see, “Reserves Account”, what is that?
A: We are a non-profit association and place any excess funds there to satisfy the IRS as well as to accumulate funds for the replacement / repair of the building / equipment / furniture.

Q: When the gaming begins in the bar, will we be able to smoke there?
A: No, smoking will only be permitted in Cosmos Restaurant.

Q: What's all the work happening around the pool area?
A: Due to deferred maintenance by the former developer, we are working with contractors to bring the pool and surrounding areas into compliance and are purchasing new furniture. Additonally a new poolside spa area will be added. It is expected this work will be completed prior to May 2008.
